In today’s competitive market, however, this is no easy feat. It takes a deep understanding of my client’s goals, a focused hunt for the perfect fit and a relentless sales mentality to close the deal at the right price. But all the extra effort is worth it when I get to open the doors for my clients and say “welcome home!”

Winning

My high offer-acceptance rate is the top reason buyers trust me to put them into their next home. In today’s competitive market you’re unlikely to submit an offer for a house that isn’t up against a half-dozen or more competing offers. In order to win you need a proactive agent who can be strategic and creative on your behalf. Many agents will submit an offer for their clients based on the list price and take a wait-and-see approach. There’s so much more that I do for my clients prior to submitting an offer and after to ensure their offer is accepted. There’s a level of due diligence that must be conducted in advance to know what type of offer a seller is likely to accept. This involves proactive communication with the seller’s agent to get a read on expectations. This also involves a targeted market assessment to account for local trends, recent market swings and competing properties. Is a property priced at market value or priced to generate competition? In today’s market the list price can be misleading, and to what degree is important to know going in. My job is to make my client’s offer as attractive as possible to a particular seller. Here’s a secret - you don’t need to have the highest bid. I keep more money in my clients’ pockets by building solid purchase offers that give selling agents the confidence to carry forward while structuring the deal so my clients pay as little as possible. Following the offer submission I maintain close contact with the selling agent to keep my client informed and ensure their offer has every opportunity to win.

Low-Stress Buying

Buyer fatigue is real. I’ve sold plenty of homes to buyers who paid far more than they had to because they were burnt out on the process, had lost too many prior bids, and just wanted to win so it would all be over with. It’s a great situation for the seller and even the buyer’s agent comes out ahead, but the buyer has given away a fortune and maybe still isn’t in the right house for them. I don’t allow my buyers to experience buyer fatigue. I’m very careful to manage expectations and educate my clients about the realities of the bidding process and the current market. I conduct due diligence on each property my clients are interested in to understand the level of public interest, what the fair value of the property is and what a realistically competitive offer will look like. Once we have a listing we want to act on I don’t just submit an offer and wait by the phone. I proactively follow up with the listing agent and maintain contact to make sure my clients have every opportunity to win. My high offer-acceptance rate and ensuring my clients are mentally prepared for the process is what mitigates the roller coaster of emotions that many house hunters can experience.

The Perfect Fit

Some agents make a lot of money by picking a house for their client, convincing them they won’t be able to do any better, going in high to win the bid and moving on to the next buyer. This turn-and-burn strategy requires spending as little time as possible on each buyer so they can maximize their total transactions. It’s a total disservice to the buyer.
I’m a matchmaker at heart and all buyers are different. I listen carefully to my client’s unique near-term and long-term goals and commit myself to finding the perfect home for them. While house hunting, it can be easy for clients to view houses through rose-colored lenses and see each as their potential dream home. They can overlook a property’s shortcomings or get caught up in how a house might fit their immediate needs. I always give my clients my honest opinion on a house, its true value, potential risks, and how it fits with the goals they identified early on. I want my clients to make smart and informed decisions and then, when we’ve found the house that checks all their boxes, I work relentlessly to make it theirs.

The longer story is… First, I loved that as she would send us houses across our price range. She would never push it to something that was too expensive and if it was towards the top of our price range it was always because it was something that checked every box we had told her we were looking for. To go with this she never felt salesy/pushing when showing us a home. She would always give us her honest opinion if she thought it was over priced or if a feature we didn’t like about a place was strange. It is great working with someone who wants to make sure you get the right home, not just any home. She was also always great about working around our schedule. If my wife would send her a home she found on Redfin in the afternoon, Michelle always found time to meet us there at some point that evening so we could check it out. When it came to putting together the deal for our offers she was the best. Since we were new to buying a home she would always take the time to explain what we were or weren’t including and once a deal was submitted she really good at keeping us in the loop about where our offer stood and what we might need to do to get the house.
